Q: How about your plots, are the Masterplans "on time". So are all the sales already marked in masterplans as "sold" or does it come "behind"?
A: Yes, almost always "on time". Only current day's transactions are not necessarily updated yet. Plots are selling unbelievable fast. SHV1, SHV2 are already solf out, SHGR is almost sold out, and in SHV3 new orders are coming every week, also SH-Valley is selling well.
Q: What do you mean by the abbreviations that you use in many plases of your projects?
A: SHV1 = Smart House Village 1 (sold out)
SHV2 = Smart House Village 2 (sold out)
SHV3 = Smart House Village 3
SH-Valley = Smart House Valley
SHR = Smart House Resort, SHR & SHGR both mean same area SHR = SHGR (almost sold out)
SHGR = Smart House Golf Resort, SHGR & SHR both mean same area SHGR = SHR (almost sold out)
Q: Have I understood right that plot has been priced separately, house separately as well as all important optional equipment separately?
A: Yes, you have understood completely right. On our pages http://www.huahintalot.com is very clearly explained eg. what is included in Premium Packet 1. Additionally we can buy on your behalf, on additional cost, also all your furniture, so when you come to your first holiday in your new home, you don't need to waste your vacation of unnecessary hasslings. In Smart House Village 3 project phase 2 luxury-townhouses 50 sqm or 90 sqm will both be fully luxury-equipped and fully luxury-furnished as well as leasing-plot is included into the total price of 2 900 000 thb and 4 500 000 thb so about 60 000 eur and about 100 000 eur, just ready to take keys and start your vacation.
Q: Because you have prices plot and house separately, how is the plot ownership handled, since I know that foreigner cannot own land in Thailand?
A: Every plot is leased with very long leasing time 30+30+30 years. This is the only legal way for foreigner to "own" land in Thailand. This is also the safest way, since Government of Thailand is officially guaranteeing the lease for every 30 ears, unless you want to sell your house, and you can sell and transfer the lease to new owner, whenever you want. Registration and fee payment for this guarantee is done during registration of your house, for first 30 years. Everyone who's name is in lease agreement must be present together at registration, power of attorneys are no good here. If Thailand Government ever would allow foreigner's land ownership, in our agreements there is a clause that land will be transferred on your name with only transfer costs, by your request. House will always be registered on foreigner owner's name.
Q: Have you been taken care of land lease contracts, so that everything is OK?
A: Yes, our long term lease contract has been prepared by our lawyers and it is 100% ok and valid. Already we have legalized almost 200 of them in Hua Hin land office (before there was company establisment for buyer, but this procedure has been restricted by law by Thailand Government at 2006 already).
Q: How about other builders' houseprojects in Hua Hin?
A: Please feel free to compare and choose. I would claim that we have one of the best project areas in Hua Hin, also by location and by the beauty of it. It is not by the beach or city center, and this shows in pricing as well, yet still less than 10 minutes car or scooter ride to city center and beaches. Constructioning is one of the most best quality, even by comparing all the housing projects in Hua Hin, this thai-constructor, Eakkarat Suppagarn, has more than 20 years of construction experience and more than 1 000 homes in Hua Hin area.
Q: Are your biggest references Smart House Village 1 and Smart House Village 2 areas or what?
A: Yes, our biggest references really are completely ready and sold out Smart House Village 1 (34 plots) and also completely ready and sold out Smart House Village 2 (88 plots), which is located about 800 meters away (nearer to city center) from Smart House Village 1. Also Smart House Golf Resort is almost sold out, only 2 plots available there out of 34 plots. Smart House Village 3 is our newest ongoing project with 25 individual houses and 5 townhouses (1 story rowhouses) with 31 apartments, already 28 units sold. We also update every weekend pictures of your ongoing project into our internet pages, so you can actually follow up the project almost real time from your own sofa far far away... Q: How about that common Clubhouse, is it already ready somewhere in your areas?
A: At Smart House Village 1 & 2 areas are completely ready, also Clubhouses (SHV1 & 2 & SHR) and big commong pools (9 pcs - SHV1 & 2 & 3 & SHR & SH-Valley), Gyms (SHV2 & SHR & SHV3), Shop (SHV2, SHV3), Poolbar (SHV2), Restaurant (SHV1, SHV2, SHV3), Finnish Sauna (SHV1 & 2 & 3 & SHR) and all common garden areas (SHV1 & 2 & SHR). SHV3 Clubhouse will be soon started to build.
Q: Who is the construction owner?
A: Hua Hin Quality House support-name, official name Suppagarn Real Estate Service, Eakkarat Suppagarn, Construction Engineer and owner, built more than 1 000 homes in Hua Hin area, during 20 years, eg. our Palm Villa Takamaa, 626 sqm, on year 2005.
Q: Could I come to see your project areas?
A: Of Course. I am here in Hua Hin almost all the time currently. And if we are not present constructor Eakkarat will show the areas to you. Our numbers you will find when you scroll down this page, but Thai-number is on only when we are Thailand, other times Finland number(s) will serve you. By Email and SMS you reach us best and least expensive.
Q: In SHV 2 Masterplan is mentioning about ”Public Road”, does it have really high traffic?
A: No, all our project area roads (near project area fences) are very quiet, only mainly used only by people living in projects and no thru traffic at all.
Q: Are all the buying costs there, if I sum together price(s) of plot(s), price of house, and price(s) of Premium packet(s)?
A: Buying costs, Yes. Small registration fees and tax-alike fees will occur when house is ready and lease-plot it is registered to you. Thailand Government charges 100 000 thb (2 400 eur) for the first 30 years lease-guarantee.
Q: How about taxes? ( tax of lease property etc... )
A: Like told earlier, tax-alike fees will occur when house is ready and lease-plot it is registered to you. Thailand Government charges 100 000 thb (2 400 eur) for the first 30 years lease-guarantee. In private sales (private to private) there will be addtionally about 30 000 thb cost, so alltogether in private deals transfer costs are between 130 000 to 150 000 thb.
Q: Can I influence anything at house layout, eg. kitchen ?
A: Yes, always can, but please do it on time, that is basically the only condition. If you want to change something to more expensive one, you just pay the difference. If for cheaper one, unfortunately there is no refund for that.
Q: What is included into 1 000 - 3 000 thb Common Fee?
A: Common Fee (Common Area Fee), 1 000 - 3 000 baht, so n. 22 - 65 eur / month / plot, includes common things like:
- 24h guarding
- Usage of project roads
- Usage of Clubhouse
- Usage of Gym
- Usage of Sauna (additionally heating fee is 50 thb / person)
- Common garden areas - taking care, watering, lightning
- Big common pools, watering, taking care, chemicals, lightning, pumps electricity (SHV2 pools 4, SHV1 pool 1, SHR pool 1, SHV3 pool 1 giant one, SH-Valley pools 2)
- Common electricity
- Common water
Amounts of Common Fee based on area:
SHV1 = 1 000 thb / plot / month
SHV2 = 1 000 thb / plot / month
SHV3 = Single house 1 500 thb / plot / month, Townhouse 90 sqm 3 000 thb / month, Townhouse 50 sqm 2 500 thb / month (SHV3 higher prices are mostly because of the giant common pool near townhouses).
SH-Valley = 2 000 thb / plot / month
SHR = 1 800 thb / plot / month
Mandatory garden fee about. 800-1 500 thb / plot (unless you dont take care by yourself), includes adequate taking care and watering garden and taking care of plants, cutting grass at least once per month. Agreement is made with gardeners directly.
Voluntary "Take Care of my House while I am away" costs 1 000 thb per HOUSE per month, includes checking house for any irregularities like mice, bugs and mechanical faults as well as flushing toilets and filling smell-locks from taps.
Electricity, according to own meter 5 thb / Kwh
Water, according to own meter 30 baht / m3
Internet TT&T:
- 512K is 590 thb / month (Indy, so shared bandwidth with all other Indy users),
- 4Mt is 1 166 thb / month (Premium, so whole bandwidth is dedicated to you, this is recommended)
TV:
- If only Thai basic channels, 0 thb / month
- UBC Silver packet (I have this) 750 thb / month
- UBC Gold packet n. 1 500 thb / month
- UBC Platinum packet (all channels) n. 2 500 thb / month
Mandatory private pool/jacuzzi cleaning (If you don't take care yourself):
- Small Pool (Until 5x3m) 1 500 thb / month + chemicals separately + additinal absorbing water fillings
- Big Pool (Up from 6x3m) 2 000 thb / month + chemicals separately + additinal absorbing water fillings
Cleaning:
- can be ordered separately from clubhouse 1 000 thb for type A+ or A-house, 1 500 thb for type B-house and 2 000 thb for type C-House, includes washing of used bedsheets and towels (max 8 pcs each).
Q: What kind of restaurant you have in the areas?
A: SHV2 area has Yuwarat Restaurant (Breakfasts and Thaifood), inside Clubhouse. Restaurant is open everyday 10:00-21.
Q: How about transportation?
A: We use private taksis for local transfers, airport-transfers as well as tours around Thailand. We try to help our customers in all trouble situations. You can order VIP-airport transportation, either way, either with VIP-personal car (1-3 pax) 2 500 thb / direction or VIP-minibus (1-9 pax) 3 000 thb / direction. Also we are soon introducing daily shuttle bus-taxi, which goes out 2 times per day and comes back same, only 50 baht per direction per person.
Q: Can I combine plots?
A: Yes, you can. Free plots next to each other can be combined. 30 year lease tax is based on amount of recidential buildings, not plots. But remember that common fee and garden fee are based per plot.
Q: Ok, I have been brave enough and read until this far... How do I reserve a plot now in practice?
A: It is really easy. Drop us an email info(at)huahintalot.com address and tell me which plot you want and what kind of house you are planning onto it. We will check last minute changes and verbally reserve plot for you for a while. We will send you constuctor's bank information for 100 000 thb deposit. Plot is officially reserved when deposit-menoey reaches Thailand. After that we will make agreements and first 25% of total payment shoul be paid within 7 days from signing the contracts.
Q: How do you handle the agreements and signatures in practice?
A: This is very easy as well. You will give us your personal info and I will prepare the agreements and send them to you by email. You will print and sign and witness your signature in two copies and then scan signed pages and email them back to us. Constructor will sign and send back scans within next day and we will send them back. Now agreements are legal. Originals you will send in two copies to constructor's address by registered mail and once constructor gets them he will do same and return your copies od agreements by registered mail as well. The whole emailing/scanning process takes an hour, originals about 1-2 week(s).
Q: You don't have so many free plots left any more eg. in Smart House Golf Resort project, do you already plan new projects and will the prices be the same?
A: We have already started new projects... and unit prices are same, altough there are some differences in land prices.
Smart House Village 3 (opened September 2009) has 31 townhouse units and 25 single house plots, 28 units already sold.
Smart House Golf Resort project has 34 plots, but only 2 of them free.
Smart House Valley project has already 5 houses and it has 51 plots.
Q: Do you have houses sold as "second hand", private to private?

Q: Do you have any Rental Service for your houses?
A: Yes we have, and it is very popular, take a look at situation in our pages http://www.huahintalot.com and there "Private Villas Rental". If you want to give your house to our rental service, our commission is very reasonable 25%. Service is free, so it does not take anything, if it does not give anything. We advertise our rental service in Google AdWords every month, which we pay by ourselves.
