Our inexpensive pricing, fast service and really quality construction work have lifted us up to the top of all the companies in Thailand who offer houses for sale during few last years. We have already more than 180 families as homeowners, and none of them have regreted the decision to buy from us. Our customers are mostly from Scandinavia, Finland, Sweden, Denmark and Norway, but we have also many other EU-nationalities presented.
Sales of Smart House Village 1 came thru so fast that the whole project was closed 100% within 4 months. This was really good proof that Smart House Village style project type is the only right housing-concept to be provided to foreigners.
We started sales of Smart House Village 1 in October 2006 and all 32 plots were sold by January 2007. We promised that all the residential houses as well as common infrastructure including club house and common swimming pool would be ready by June 2007, and so it happened.
Smart House Village 3 is only about 700 meters away from Smart House Village 1 project area and only 50 meters away from Smart House Village 2 project area.
Great mountainviews, peaceful neigbourhood of the valley with birds singing and grasshoppers playing made Smart House Village 1-3 project areas again paradise-like, where everyone's sole and body will relax and enjoy openly and totally.
Smart House Village 2 is also totally sold out and 100% ready, and currently our main project is Smart House Village 3, which will be our best project ever so far. This project also includes 5 townhouses and almost half of the units have been sold already. Also there will be 25 single house plots and "never-seen-before" style huge common free foam swimming pool at SHV3 area and also famous Jum's Restaurant will be moved to SHV3 clubhouse during 2011. Smart House Resort is our ongoin project in Hinlekfai, 750 walking distance from Black Mountain Golf Course. If you want to have your dream home here, you have to be fast, since we only have 3 plots available in Smart House Resort.
Last but not least of our ongoing project is called Smart House Valley, which have 51 plots and it is located about 2 km from Smart House Village 1 area to south.
Sales of Smart House Village 1 project was so fast that the whole project was sold and closed in under 4 months! This is unbeaten prove that SMart House Village style project is the only good houseproject concept for foreigners.
We started Smart House Village 1 sales in October 2006 and all 32 were sold by January 2007.
All the houses in the project, including clubhouse and common pool were promised to be completed by June 2007, and so they were. The whole project was lasting maximum of 9 months.
This is why we decided to follow this concept for coming projects as well. But to be even more perfect in the future many new things will be appended to all new coming projects, one after the other one.

Smart House Village 2
Smart House Village 2 projectarea being so big, we divided it into three different "groups".
At Smart House Village 2 every group has7x18 meters sized common swimming pool for relaxing and excercising. Additionally there is big Clubhouse at center of Smart House Village 2, there you can find, famous for good quality food, Jum's Restaurant - Bar - Shop, Gym, Small Travel Agency and Finnish Sauna and public toilets as well as 10x20m common swimming pool with children pools as well.
All this to serve our customers better and to ensure the total relaxation and well being. There is another restaurant "Yuwarat" in Smart House Village 1 Clubhouse, if Jum's Restaurant would happen to be closed.

Smart House Village 3 opened for sale in September 2009, but already it has been more than half sold and huge success.
Especially our townhouses, or rowhouses, however you want to call it, sales has been boosting really fast. 50 sqm studio unit price is 2 900 000 thb, roughly 70 000 eur, 50 sqm 1 bedroom unit 3 000 000, roughly 72 000 eur, both have all the luxury-equipment as well as all the luxury-furniture. 90 sqm 2 bedroom unit, also has all the luxury-equipment as well as all the luxury-furniture for only 5 000 000 thb, roughly 120 000 eur. Reserve for yourself, because these will not last so long. 2 townhouses, units 1-13, were ready already November 2010 and all already sold. 3 more townhouses will be completed by the end of 2012.

Smart House Golf Resort
Smart House Golf Resort is located about 8 km from Hua Hinin's Phetkasem Road (Mainstreet) and beach, and about 12 km from city centre.
Reason for location is obvious. As based on it's nema Smart House Golf Resort is located near golf course. And not near any golf course, but the best golf course in Hua Hin area and voted 4th best in the whole Asia, called Black Mountain Golf.
This 18 hole dream course was opened in summer 2007, and our project is located only 750 meters walking distance from the clubhouse of Black Mountain Golf.
Of course you can choose any of 10 world class golf courses, everyone of them is within 20 minutes by car or scooter from our project area.
Smart House Golf Resort has 34 plots and only 5 of them are available, others are sold. Clubhouse, garden areas, common pool, gym and sauna are all also in use already.

In Thailand you cannot own land as you are foreigner, "farang" as they say. This is why we offer you the only legal way to "own" or lets say "control" land in Thailand, just like your own plot. This is called Long Term Leasing 30+30+30 years, where Government of Thailand guarantees the lease always for 30 years at one time.
Additionally in our agreement papers there is a clause that if Thailand Government ever will allow foreigner to own land in Thailand, your plot(s) will be transferred into your name with only transfer costs, by your request.
Also we have inheritance clause in our agreements, which gives your inheritagees the opportunity to make inheritance by your will or rules of inheritance also applying lease contract into this inheritance. In other words your relatives can decide who gets the leasing agreement, if you die, or will the whole house with leaqse-plot(s) be sold totally.
Leasing-price of the plot is the same as you would buy it totally to be your own, so this plot-payment is applicable only once, when documents are signed. Thailand Government charges tax for guarantee the leaqsecontract per 30 years at the time. Amount of this tax is currently 100 000 thb (2 250€) (including all handling costs) for 30 years, so only about 80€ per year. Tax is always paid beforehand for whole 30 years time at once, so on the pace of 30 years.

Voluntary "Take care of my house", 1 000 thb / month:
When nobody lives in your house, we will visit your house once per week. Flushing toilets, checking rooms, letting water to sink smell-locks, observing pest and mice, checking and reporting possible damages. Checking your house from inside and out, and get things fixed, if necessary.
In single house addional costs:
Cleaning of pool 2 000 thb per month (additionally chemicals about 4 000 thb per annum and water addments, salt, clorin few times per month based of seasonal and individual pool need)
Private Gardening, about 800 thb per plot (depends of course on, who you pick as your gardener)
Wifi Free. Broadband Internet, if you want, depends on speed, 4Mb 1 166 thb / month (not a must).
Premium set Free. UBC-Satellitepacket, from 750 thb / month UBC-Silver (not a must).
We also represent officially AIG insurance company and will sell you inexpensive total coverage insurance packet for your house, from 5 000 thb per annum, based on your choices of sum and alternatives.

Q: How about your plots, are the Masterplans "on time". So are all the sales already marked in masterplans as "sold" or does it come "behind"?
A: Yes, almost always "on time". Only current day's transactions are not necessarily updated yet. Plots are selling unbelievable fast. SHV1, SHV2 are already solf out, SHGR is almost sold out, and in SHV3 new orders are coming every week, also SH-Valley is selling well.
Q: What do you mean by the abbreviations that you use in many plases of your projects?
A: SHV1 = Smart House Village 1 (sold out)
SHV2 = Smart House Village 2 (sold out)
SHV3 = Smart House Village 3
SH-Valley = Smart House Valley
SHR = Smart House Resort, SHR & SHGR both mean same area SHR = SHGR (almost sold out)
SHGR = Smart House Golf Resort, SHGR & SHR both mean same area SHGR = SHR (almost sold out)
Q: Have I understood right that plot has been priced separately, house separately as well as all important optional equipment separately?
A: Yes, you have understood completely right. On our pages http://www.huahintalot.com is very clearly explained eg. what is included in Premium Packet 1. Additionally we can buy on your behalf, on additional cost, also all your furniture, so when you come to your first holiday in your new home, you don't need to waste your vacation of unnecessary hasslings. In Smart House Village 3 project phase 2 luxury-townhouses 50 sqm or 90 sqm will both be fully luxury-equipped and fully luxury-furnished as well as leasing-plot is included into the total price of 2 900 000 thb and 4 500 000 thb so about 60 000 eur and about 100 000 eur, just ready to take keys and start your vacation.
Q: Because you have prices plot and house separately, how is the plot ownership handled, since I know that foreigner cannot own land in Thailand?
A: Every plot is leased with very long leasing time 30+30+30 years. This is the only legal way for foreigner to "own" land in Thailand. This is also the safest way, since Government of Thailand is officially guaranteeing the lease for every 30 ears, unless you want to sell your house, and you can sell and transfer the lease to new owner, whenever you want. Registration and fee payment for this guarantee is done during registration of your house, for first 30 years. Everyone who's name is in lease agreement must be present together at registration, power of attorneys are no good here. If Thailand Government ever would allow foreigner's land ownership, in our agreements there is a clause that land will be transferred on your name with only transfer costs, by your request. House will always be registered on foreigner owner's name.
Q: Have you been taken care of land lease contracts, so that everything is OK?
A: Yes, our long term lease contract has been prepared by our lawyers and it is 100% ok and valid. Already we have legalized almost 200 of them in Hua Hin land office (before there was company establisment for buyer, but this procedure has been restricted by law by Thailand Government at 2006 already).
Q: How about other builders' houseprojects in Hua Hin?
A: Please feel free to compare and choose. I would claim that we have one of the best project areas in Hua Hin, also by location and by the beauty of it. It is not by the beach or city center, and this shows in pricing as well, yet still less than 10 minutes car or scooter ride to city center and beaches. Constructioning is one of the most best quality, even by comparing all the housing projects in Hua Hin, this thai-constructor, Eakkarat Suppagarn, has more than 20 years of construction experience and more than 1 000 homes in Hua Hin area.
Q: Are your biggest references Smart House Village 1 and Smart House Village 2 areas or what?
A: Yes, our biggest references really are completely ready and sold out Smart House Village 1 (34 plots) and also completely ready and sold out Smart House Village 2 (88 plots), which is located about 800 meters away (nearer to city center) from Smart House Village 1. Also Smart House Golf Resort is almost sold out, only 2 plots available there out of 34 plots. Smart House Village 3 is our newest ongoing project with 25 individual houses and 5 townhouses (1 story rowhouses) with 31 apartments, already 28 units sold. Q: How about that common Clubhouse, is it already ready somewhere in your areas?
A: At Smart House Village 1 & 2 areas are completely ready, also Clubhouses (SHV1 & 2 & SHR) and big commong pools (9 pcs - SHV1 & 2 & 3 & SHR & SH-Valley), Gyms (SHV2 & SHR & SHV3), Shop (SHV2, SHV3), Poolbar (SHV2), Restaurant (SHV1, SHV2, SHV3), Finnish Sauna (SHV1 & 2 & 3 & SHR) and all common garden areas (SHV1 & 2 & SHR). Q: Who is the construction owner?
A: Hua Hin Quality House support-name, official name Suppagarn Real Estate Service, Eakkarat Suppagarn, Construction Engineer and owner, built more than 1 000 homes in Hua Hin area, during 20 years, eg. our Palm Villa Takamaa, 626 sqm, on year 2005.
Q: Could I come to see your project areas?
A: Of Course. I am here in Hua Hin almost all the time currently. And if we are not present constructor Eakkarat will show the areas to you. Q: In SHV 2 Masterplan is mentioning about ”Public Road”, does it have really high traffic?
A: No, all our project area roads (near project area fences) are very quiet, only mainly used only by people living in projects and no thru traffic at all.
Q: Are all the buying costs there, if I sum together price(s) of plot(s), price of house, and price(s) of Premium packet(s)?
A: Buying costs, Yes. Small registration fees and tax-alike fees will occur when house is ready and lease-plot it is registered to you. Thailand Government charges 100 000 thb (2 400 eur) for the first 30 years lease-guarantee.
Q: How about taxes? ( tax of lease property etc... )
A: Like told earlier, tax-alike fees will occur when house is ready and lease-plot it is registered to you. Thailand Government charges 100 000 thb (2 400 eur) for the first 30 years lease-guarantee. In private sales (private to private) there will be addtionally about 30 000 thb cost, so alltogether in private deals transfer costs are between 130 000 to 150 000 thb.
Q: Can I influence anything at house layout, eg. kitchen ?
A: Yes, always can, but please do it on time, that is basically the only condition. If you want to change something to more expensive one, you just pay the difference. If for cheaper one, unfortunately there is no refund for that.
Q: What is included into 1 000 - 3 000 thb Common Fee?
A: Common Fee (Common Area Fee), 1 000 - 3 000 baht, so n. 22 - 65 eur / month / plot, includes common things like:
- 24h guarding
- Usage of project roads
- Usage of Clubhouse
- Usage of Gym
- Usage of Sauna (additionally heating fee is 50 thb / person)
- Common garden areas - taking care, watering, lightning
- Big common pools, watering, taking care, chemicals, lightning, pumps electricity (SHV2 pools 4, SHV1 pool 1, SHR pool 1, SHV3 pool 1 giant one, SH-Valley pools 2)
- Common electricity
- Common water
Amounts of Common Fee based on area:
SHV1 = 1 000 thb / plot / month
SHV2 = 1 000 thb / plot / month
SHV3 = Single house 1 500 thb / plot / month, Townhouse 90 sqm 3 000 thb / month, Townhouse 50 sqm 2 500 thb / month (SHV3 higher prices are mostly because of the giant common pool near townhouses).
SH-Valley = 2 000 thb / plot / month
SHR = 1 800 thb / plot / month
Mandatory garden fee about. 800-1 500 thb / plot (unless you dont take care by yourself), includes adequate taking care and watering garden and taking care of plants, cutting grass at least once per month. Agreement is made with gardeners directly.
Voluntary "Take Care of my House while I am away" costs 1 000 thb per HOUSE per month, includes checking house for any irregularities like mice, bugs and mechanical faults as well as flushing toilets and filling smell-locks from taps.
Electricity, according to own meter 5 thb / Kwh
Water, according to own meter 30 baht / m3
Internet TT&T:
- 512K is 590 thb / month (Indy, so shared bandwidth with all other Indy users),
- 4Mt is 1 166 thb / month (Premium, so whole bandwidth is dedicated to you, this is recommended)
TV:
- If only Thai basic channels, 0 thb / month
- UBC Silver packet (I have this) 750 thb / month
- UBC Gold packet n. 1 500 thb / month
- UBC Platinum packet (all channels) n. 2 500 thb / month
Mandatory private pool/jacuzzi cleaning (If you don't take care yourself):
- Small Pool (Until 5x3m) 1 500 thb / month + chemicals separately + additinal absorbing water fillings
- Big Pool (Up from 6x3m) 2 000 thb / month + chemicals separately + additinal absorbing water fillings
Cleaning:
- can be ordered separately from clubhouse 1 000 thb for type A+ or A-house, 1 500 thb for type B-house and 2 000 thb for type C-House, includes washing of used bedsheets and towels (max 8 pcs each).
Q: What kind of restaurant you have in the areas?
A: SHV2 area has Yuwarat Restaurant (Breakfasts and Thaifood), inside Clubhouse. Restaurant is open everyday 10:00-21.
Q: How about transportation?
A: We use private taksis for local transfers, airport-transfers as well as tours around Thailand. We try to help our customers in all trouble situations. You can order VIP-airport transportation, either way, either with VIP-personal car (1-3 pax) 2 500 thb / direction or VIP-minibus (1-9 pax) 3 000 thb / direction. Also we are soon introducing daily shuttle bus-taxi, which goes out 2 times per day and comes back same, only 50 baht per direction per person.
Q: Can I combine plots?
A: Yes, you can. Free plots next to each other can be combined. 30 year lease tax is based on amount of recidential buildings, not plots. But remember that common fee and garden fee are based per plot.
Q: Ok, I have been brave enough and read until this far... How do I reserve a plot now in practice?
A: It is really easy. Drop us an email info(at)huahintalot.com address and tell me which plot you want and what kind of house you are planning onto it. We will check last minute changes and verbally reserve plot for you for a while. We will send you constuctor's bank information for 100 000 thb deposit. Plot is officially reserved when deposit-menoey reaches Thailand. After that we will make agreements and first 25% of total payment shoul be paid within 7 days from signing the contracts.
Q: How do you handle the agreements and signatures in practice?
A: This is very easy as well. You will give us your personal info and I will prepare the agreements and send them to you by email. You will print and sign and witness your signature in two copies and then scan signed pages and email them back to us. Constructor will sign and send back scans within next day and we will send them back. Now agreements are legal. Originals you will send in two copies to constructor's address by registered mail and once constructor gets them he will do same and return your copies od agreements by registered mail as well. The whole emailing/scanning process takes an hour, originals about 1-2 week(s).
Q: You don't have so many free plots left any more eg. in Smart House Golf Resort project, do you already plan new projects and will the prices be the same?
A: We have already started new projects... and unit prices are same, altough there are some differences in land prices.
Smart House Village 3 (opened September 2009) has 31 townhouse units and 25 single house plots, 28 units already sold.
Smart House Golf Resort project has 34 plots, but only 2 of them free.
Smart House Valley project has already 5 houses and it has 51 plots.
Q: Do you have houses sold as "second hand", private to private?

Q: Do you have any Rental Service for your houses?
A: Yes we have, and it is very popular, take a look at situation in our pages http://www.huahintalot.com and there "Private Villas Rental". If you want to give your house to our rental service, our commission is very reasonable 25%. Service is free, so it does not take anything, if it does not give anything. We advertise our rental service in Google AdWords every month, which we pay by ourselves.

First of all... Thanks you very much for your interest towards our Smart House Village 1-3, Smart House Golf Resort ja Smart House Valley housing projects.
We recommend that before you read this Extra Information section, we recommend that you go thru our pages in logical order first. So, please relax and browse our pages first thru and read this then last.
Question: Can I go and see your project areas? Answer is OF COURSE. Please contact us, for contact details scroll down this page, or constructor Eakkarat Suppagarn, if you could not reach us. Us or Eakkarat will show you Smart House Village 1 and 2 (which are 100% ready) and Smart House Village 3, Smart House Golf Resort and Smart House Valley. Eakkarat speaks adequate English, but speak slowly to him to get best understanding. I would like to explain some extra info about our projects here.
In our SHV2 project we have 3.6 hectar (22 Rai) land surrounded with safe beton fence, and it is blocked into 88 plots. Pricing is quite simple. Housetype A, 91 sqm, 2 bedrooms, price is 1 300 000 thb, around 27 000 eur. Housetype B, 150 sqm, price is 2 100 000 thb, around 46 000 eur. Housetype C, 196 sqm, price is 2 700 000 thb, around 59 000 eur. And the you should take Premium Upgrade 1 packet, where you have eg. fitted European kitchen, airconditioners, landscaped garden etc, it will cost additional 500 000 thb, around 11 000 eur. Premium 1 Packet has a variety of important equipment, and separately they would become much more expensive. Swimming pool (3x5m) with Jacuzzi costs also 500 000 thb (11 000 eur) and bigger pool (4x8m) with Jacuzzi 650 000 thb (14 300 eur) and then leaseland is on top of these, price is depending of size which plot you take and it costs from 3 500 thb / sqm. Basic size of land is 240 sqm (which can have either type A or type A+ house) costs 840 000 thb (18 000 eur) and for bigger houses you need to combine two or more plots next to each other, minimum land size for type B and type C house is 480 sqm. In Smart House Golf Resort sizes of plots are a bit bigger, where basic plot is around 400 sqm and up and land price 4 000 thb / sqm.
If you sum all these together, so....
Housetype A, with 3x5m pool, 1 plot 240 sqm: 1 300 000 + 500 000 + 500 000 + 840 000 = 3 140 000 thb (69 800 eur) all inclusive + 100 000 thb lease tax when house is ready and will be registered to you.
Housetype B, with 4x8m pool, 2 plots 480 sqm: 2 100 000 + 500 000 + 650 000 + 840 000 + 840 000 = 4 930 000 thb (109 500 eur) all inclusive + 100 000 thb lease tax when house is ready and will be registered to you.
Housetype C, with 4x8m pool, 2 plots 480 sqm: 2 700 000 + 500 000 + 650 000 + 840 000 + 840 000 = 5 530 000 thb (122 900 eur) all inclusive + 100 000 thb lease tax when house is ready and will be registered to you.
Value of land at SHV1-3 and Smart House Valley areas, and especially at Smart House Golf Resort area are all the time increasing expotentially and all areas are now one of the best development areas around Hua Hin. One house construction lasts maximum of 6 months and building will start immediately when first 25% payment have reached constructioners account in Thailand. At Smart House Golf Resort project only 5 plots are unsold curently, Clubhouse, Gym, Finnish sauna and common pool and garden areas are already totally in use and SHV1-2 everything is in function and 100% ready and sold out (you can check our Private Villas Sale section if we have anything for sale there from private owners). Additionally Singha Corporation (biggest beer-producer in Thailand) owns land 110 hectar next to SHV2-3 projects, only about 300 meters away. They plan to start building 18 hole golf course, which they say will be best of Asia and one of the best in the whole world.
Constructor is pure Thai and 100% trustful. Also all agreements are done by our lawyers, so there is absolutely no danger or threat. All the houses have been sold to foreigner, biggest "group" being Scandinavians. In leasing agreements there is a clause that if ever in Thailand, a foreigner can own land, this leased land will be transferred on buyers name, per request, only by paying transfer costs. Also there is a clause that in case of death you can "inherit" plot for your inheritans. And plot owner Smart House Village Co Ltd is only taking care of plots, and not doing any kind of "riskybusiness".
In Smart House Projects there will be weekly photography gallery update, where you can follow progress of your house almost real time, every weekend.
Constructor has been building more than 1 000 homes around Hua Hin, during his more than 20 year constructor career. Constructors pages are located in http://www.huahinqhouse.com. And all project areas are within 10 minutes drive from center and beaches, SHV1-3 less than 7 km, SH-Valley about 8 km and SHGR about 9 km.
Please think carefully, compare, go to see, evaluate and I would say that more trustful and quality versus price projects are very hard to find.
